It must be cool to live near the writer of such a witty, informative web site. Are there any $610K jumbo studios available in your building?
There are actually seven apartments available in my building (which is actually four different buildings set as the corners of a square around a central garden).But at left is the FSBO, #6D.
This apartment came out of the gate at $625K, which I thought was high, since $625K can probably get you into Executive Plaza, which I think is a more desirable building.
Now it’s at $610K.
Jumbo studio — main room approx. 14 by 24. Also there’s a kitchen with an eating nook, a dressing room, and a walk-in closet some people use as a bedroom (we stuffed a loveseat and TV in ours, and use it as a den.)
There’s a tenant in it till fall.
Buyer beware: I have not been in this unit (I certainly would have taken a picture that better conveys the largeness of the space) but I know the building pretty well, and the selling points are:
*There aren’t that many condo buildings in the West 40s and 50s (that aren’t 57th St./CPS stratospheric). This is a great prewar building, comparable to London Terrace in Chelsea. It’s not quite as well located, to my taste, as Worldwide Plaza, but it’s a prewar.
*The former maids’ rooms are now shared building amenities, so you have two banquet rooms with a caterer-friendly kitchen (we had our rehearsal dinner there), a billiard room, and a reading room. There’s a small sun deck.
*For one person, it’s a great amount of space: it’s nice to have a separate kitchen and a dressing room. You can cram two people in it if you have to.
*A “D” will face the street, not the garden, but that makes it a little cheaper and it’s a southern exposure.
For comps sake, #5D was listed at $625K and just went into contract, but it has a nicer kitchen.
