Shop around. Now that the market is cooling (remember, they see the national picture) you have time to look at what’s on the market and whether it’s realistically priced.
Any agent worth their salt should be able to tell you why you’d want to buy the property they’re selling instead of the competition.
I can tell you in the East Village, for instance, my listing is bigger than the neighboring new condos — and the other co-op that looks attractive faces a brick wall.
